September In Review

We're right in the middle of what has historically been the busiest time for sales here at Copper Mountain, and this year looks to be no exception. Last month saw 5 transactions close, and there are an additional 6 currently pending. Buyers like closing transactions as close to ski season as possible, mostly to limit expenses while income is low. I expect to continue seeing an elevated interest level throughout the next two months, with the limiting factor continuling to be lack of inventory. Inventory has crept up to 10, still an incredibly low number.

Last month's sales consisted of a studio in Telemark Lodge, two 2 bedroom homes in the Center Village, a 3 bedroom in the East Village, and finally a rare single family home sale in the Masters at Copper

As of October 3rd, there are 6 non-deed restricted properties under contract. One continues to be a Lewis Ranch home under construction, one in the Center Village, two in the East Village, and the last two are both 3 bedrooms in the Union Creek West Townhomes.

There are currently ten non-deed restricted listings on the market today, 3 more than last month. The PPSF decreased $73 to $983. The days on market increased to 80, which is more in line with current market conditions than last month's 40.
