November In Review

November continued the trend of slow but steady real estate sales. You can see the details on the right, but with only 3 closed transactions it's not really conducive to making comparisons month to month. On the brighter side, all three sold almost immediately after hitting the market (2, 1, and 8 days). One each in West Lake Lodge, Village Point, and Copper Springs Lodge. Inventory remains steady at 11 despite the above transactions.

Two additional properties went pending sale in November, bringing the total under contract to four.

2023 By the Numbers

  • Total Sales: 44

  • Average PPSF : $1,033

  • Average Days On Market: 32

  • Average Sales Price: $1,136,000


Current Market Conditions

There are currently eleven non-deed restricted listings on the market today, one more than last month. The PPSF increased $5 to $1005. The days on market increased again to 11, but given that two properties were both listed and went under contract in November I think this is a non issue.
