I’m CONSIDERING renting my unit.  What do I need to know?

Some owners rent their units directly through online services such as VRBO  (Vacation Rentals By Owner) or AirBnB.  Others utilize the services of a local property management company such as Carbonate Property Management, Copper Colorado Condos, Copper Mountain Lodging,  Copper VacationsSkyRun Vacation Rentals, or Vacasa.

What types of services do property management companies offer?

Each company’s service levels vary, however you can expect some combination of the following services: a basic level of security where they check on the unit to ensure the heat and water are working. The next level can include key service, providing rental guests a physical location to check-in, maintenance, and/or housekeeping. Full-service management might include handling reservations and online marketing of your property.

Do I need to pay Taxes and Surcharges on rental income?

Yes, state and county taxes both must be paid to the appropriate agencies. In addition, homeowners who rent out their units as vacation rentals are required to pay Copper Mountain Resort Association a 4% Lodging Surcharge.
