May In Review

May was unusually busy for what is typically one of the slowest months. While April recorded six sales, we saw continued activity with three closings last month. Price per square foot was up 12% to $1,125, while the Sales Price/List Price ratio dropped slightly to 97%. The days on market more than doubled month over month to 65, but that was mostly due to the purchase of Wheeler House 304 after 394 days on the market. These transactions increased the YTD sales for our resort in 2025 to 15. The average sales price continues to increase as well, with May's average a whopping $82K over April. Of course with only three sales, it's impact on YTD numbers was more was a more subdued increase of $20K.

One interesting note in May is that they were all sales of larger homes, two 3 bedrooms and one 4 bedroom. You can see some details of the sales in the table below. Another note is that 2 of the 3 sales were in the East Village, with the remaining one located in the Village at Copper.

Current Market Conditions

There are currently eleven non-deed restricted listings on the market today, a decrease of 4 from last month. As of today there are 2 studios, 3 one bedrooms,3 two bedrooms and 3 three bedrooms on the market. Five of the listings are new since May first.

From April through May the PPSF decreased $12 to $1,060. The days on market decreased by 20, and would have seen an even larger drop if several new listings hadn't gone pending this past week. We now have 6 pending sales at Copper, matching the highest amount YTD back in April.
