June In Review

May was unusually slow with only 1 closed transaction in Copper Mountain. There was one deed restricted (Employee housing) home sale as well, but we do not include those in our data as they tend to skew the results in a way that does not accurately portray market conditions. With May recording three sales, this drop was unexpected due to several properties that went pending that month as well. The average length of a transaction between execution of contract and closing is 14 days for cash and 30 days for those buyers pursuing financing options. It would appear that several of the May "Pending" properties are using an extended deadline for closing. I'm not going to make any assumptions about this, could just be a weird calendar timing issue. In addition I'm not going to make any month to month comparisons with only one sold property to use for averages.

One interesting note in June is that they were all sales of larger homes, two 3 bedrooms and one 4 bedroom. You can see some details of the sales in the table below. Another note is that 2 of the 3 sales were in the East Village, with the remaining one located in the Village at Copper.

Current Market Conditions

There are currently sixteen non-deed restricted listings on the market today, an increase of 5 from last month. As of today there are 3 studios, 5 one bedrooms, 5 two bedrooms 1 three bedroom, 1 five bedroom, and 1 six bedroom on the market. Eight of the listings are new since June first.

June saw the PPSF increased $21 to $1,081. The days on market remained steady at 49, a drop of only one day. We now have 8 pending sales at Copper, the highest we've seen in 2025 at one time. Interestingly we saw 7 of the 8 go under contract during the month of June. The market is in good shape with the strongest interest from buyers YTD.vv There's a great mix of inventory today, including two rare singe family homes (Masters and Lewis Ranch both have one listed).
