JULY In Review

July saw a dramatic uptick in sales with 8 closed transactions in Copper Mountain. The bump expected in June stretched out to the beginning of July, which helps to explain the solitary closing in June. Like I mentioned in that month's newsletter, this was just a calendar timing issue. I'm not going to make any month-to-month comparisons with only one sold property to use for averages.

Year to date numbers continue to remain steady as shown above. The only real changes were a decrease in the Average Days On Market, which dropped 10 to 38, and the Average Sales Price which dropped $66K to $1,521,000. Both are still great averages, and the values here at Copper are still high.

One interesting note in July is the large spread between our least and most expensive sales. At the lower end was a 1 bedroom in Copper Springs Lodge for $668K, while the top was SFH in the Masters for $3,775,000. In regards to location, there were 5 sales in the East Village, 2 in the Center Village, and 1 in the West Village last month. There really is something for everyone here at Copper! Current Market Conditions

There are currently seventeen non-deed restricted listings on the market today, an increase of 1 from last month. As of early August, there were 2 studio, 7 one bedroom, 4 two bedroom, 1 three bedroom, 1 four bedroom, 1 five bedroom, and 1 six-bedroom homes on the market. Four of the listings are new since June first.

June saw the PPSF decreased $23 to $1,058, basically reversing last month's gain. The days on market increased 15 to 64, basically 2 weeks. We now have 3 pending sales at Copper, but showing activity has shown a marked increase over the last month.
