March In Review

March was unusually slow from a sales perspective, with only one new closing. That sale was a townhome in the Legends, closing at $2.4M on a list price of $2.5M.

With only one sale last month I'm not going to do any comparison over previous month, but I expect April to be busier. There are currently 2 pending transactions and we've already seen 2 closings in the first week of the month. The two sales were for a Mountain Plaza one bedroom and a 4 bedroom duplex in Lewis Ranch.

Current Market Conditions

There are currently fifteen non-deed restricted listings on the market today, almost double last month's eight listings. As of today there are 2 studios, 3 one bedrooms,3 two bedrooms and 7 three bedrooms on the market. Eight of the listings are new over the past month.

From February to March the PPSF increased $55 to $1,098. The days on market decreased by 22, due to the influx of new listings.
