April In Review

As expected, April sales volume ramped up considerably. While March only recorded one sale, we saw 6 closings last month. Interesting to note that April doubled the YTD sales for our resort in 2025 to 12. Two sales of 1 bedroom and 2 bedroom homes, along with one sale each of a 3 and 4 bedroom. All six were in separate buildings, the details are below.

It's nice to see activity pick up, and the numbers are pretty much in line with our YTD averages. The 4 bedroom was a duplex in Lewis Ranch, which sold for a record price of $3.525M after receiving multiple competing cash bids. The 3 bedroom was in the Mill Club.

With only one sale in the previous month I'm not going to do any month to month comparison. There are currently 2 pending transactions and we've already seen 1 closing in the first two weeks of the month. The two sales were for a deed restricted studio in Village Square and a 1 bedroom in Passage Point.

Current Market Conditions

There are currently fifteen non-deed restricted listings on the market today, same as last month. As of today there are 2 studios, 3 one bedrooms,5 two bedrooms and 5 three bedrooms on the market. Five of the listings are new since April first.

From March to May the PPSF decreased $66 to $1,072. The days on market decreased by 4, basically unchanged since last month.
